Rankbreeze pulls in the results of your Airbnb search to give you insight into that area.
The Total number of listings in the report is limited by Airbnb's maximum display of 15 pages, even if Airbnb says there are more than 1,000 places.
The report provides estimates by looking at the property's Airbnb calendar to see current bookings for this month and the next two months.
We automatically remove some bad-quality listings (e.g. listings with 0 reviews) from the list of active listings to produce better data.
You can manage your "active listings" by adding or removing properties using the "Customize Listings" button.
When you turn on the "Recurring weekly report", we'll update the data for only the listings already in the report every week.
Listing Calculations
Average Monthly Revenue (Monthly Rev): Calculated as a 3-month average (current & next 2 months) unless any month records a zero value. For months with values, the calculation takes the sum of those months' revenues divided by the number of non-zero months. We use the occupancy rate and the average daily rate for the property to calculate the revenue.
Average Occupancy Rate (Occ Rate): Similar to revenue, the occupancy rate is a 3-month average (current month + next 2). These are estimates based on actual bookings, not AI forecasts. We exclude 0% months to ensure the results stay meaningful.
Average Nightly Rate (Nightly Rate): This is a 3-month average (current & next 2 months) of the monthly average nightly rate. We also exclude months with zero values.
This gives insight on the 3-month average (current & next 2 months) of the Revenue, Occupancy & Nightly Rate for properties in the area.
Property Features & Monthly Cashflow Calculations
Revenue: This is calculated by getting the sum of the "Average Monthly Revenue" for all the listings that fall into the group and dividing it by the total number of listings in that category. We include listings with an average monthly revenue of zero as well.
βListings: This is total number of active listings that fall in that category. For example, in the image above, a total of 74 listings have a 2-night minimum stay requirement. We include listings with an average monthly revenue of zero in the count..
For the Minimum Nights tab, when a listing has different minimum night stay settings, we use the highest minimum night stay for the next 60 days to determine where the property is placed within the chart.
This gives insight on how much revenue properties in the market make based on "Maximum Guests", "Bedroom", "Bathrooms" and Minimum Nights".
Occupancy & Nightly Rate Calculations
Occupancy Rate Chart - For each month, we add up the Occupancy Rate of all the active listings for that month and divide by the total number of active listings. We include listings with zero occupancy.
Nightly Rate Chart - For each month, we add up the average nightly rates of all the active listings for that month and divide by the total number of active listings. We include listings with zero occupancy.
This gives insight on the average Occupancy & Nightly Rate for the current month & the next 11 months.
Amenities & Property Revenue Calculations
The property revenue for each amenity is determined by calculating the average of the average revenue for each listing that includes that amenity. We take into account zeros as well.
This gives insight into how much revenue was attributed to each amenity in that area.

No. The booked revenue does not include taxes & discounts. It is based on the base price.
