Rankbreeze's Dynamic Pricing Engine helps you optimize your short-term rental rates by automatically adjusting prices based on the rules you create. This tool syncs directly with your Property Management System (PMS) to keep your pricing up-to-date across all your listings.
Getting Started
How can I tell if Rankbreeze is adjusting my prices or not?
You can check this from your "My Properties" page by looking at the indicator next to the Pricing button. Hover over it to see the tooltip and confirm the current status for each listing:
🟡Yellow / Pricing engine not set up: Pricing has not been set up yet for the listing in Rankbreeze, so no prices are being pushed.
🟡 Yellow / Pricing not synced - You've set up pricing rules for the listing Rankbreeze, but it is not being pushed to your PMS
🟢Green / Pricing synced - Rankbreeze is adjusting & pushing prices to your PMS for the listing.
Does Rankbreeze push prices directly to Airbnb?
No, we currently do not push prices or any updates directly to Airbnb. We push prices to the Property Management System connected to your Rankbreeze account.
Can I set different pricing rules for different listings?
Yes! Each listing has its own Pricing Hub where you can configure unique pricing rules. This allows you to customize your pricing strategy based on property type, location, seasonality, and other factors specific to each listing.
Managing Price Sync
How do I stop sending prices from Rankbreeze?
There are two ways to stop Rankbreeze from sending prices to your PMS
Option 1: From the Listing's Pricing Hub
Go to the "My Properties" page in your Rankbreeze account
Find the listing and click "Pricing" to open the Pricing Hub
Turn off/disable the Sync to PMS toggle.
When this is off, Rankbreeze cannot push prices to your PMS.
Option 2: From the "Connect Properties" page
Go to the Integrations page in your Rankbreeze account
Click Manage on your PMS to open the Connect Properties page.
Turn off the Pricing Updates switch for your matched listing.
This also stops Rankbreeze from sending prices to your PMS. Your pricing rules will remain saved but won't be actively syncing.
How do I start sending prices again after I've stopped?
Simply reverse the steps above:
Turn on the "Sync to PMS" toggle in your listing's Pricing Hub, OR
Turn on the "Pricing Updates" switch on the Connect Properties page
Your previously configured pricing rules will resume automatically.
Compatibility & Integration
Can I use the Rankbreeze Pricing Engine alongside another dynamic pricing tool?
No, you cannot use multiple dynamic pricing tools on the same listing at the same time. Doing so would cause them to override each other, leading to unpredictable pricing updates.
I already use a dynamic pricing tool. Do I have to use Rankbreeze's Dynamic Pricing Engine?
No, our dynamic pricing tool is optional. Many users find that combining Rankbreeze with another dynamic pricing tool enhances both pricing optimization and listing performance, ultimately increasing overall revenue.
Pricing Rules & Updates
What factors determine a price change?
Our dynamic pricing tool updates your prices solely based on the rules you set in Rankbreeze. This includes:
Basic pricing rules you configure for different seasons or dates
Advanced pricing rules you create based on time, occupancy, and/or gaps
Any other custom rules you've created in your pricing settings
Important: Rankbreeze applies YOUR rules automatically—it doesn't make arbitrary pricing decisions. You maintain full control over your pricing strategy.
How often does Rankbreeze update prices?
Once pricing sync is enabled, Rankbreeze pushes price updates to your PMS daily. Additionally, if you make any changes to your pricing rules or settings, those updates are pushed to your PMS within a couple of hours.
This ensures your prices stay current both on a regular schedule and whenever you adjust your pricing strategy.
Does the Pricing Engine recommend prices?
No, our dynamic pricing engine does not currently recommend prices. It executes the pricing strategy you define through your configured rules.
Troubleshooting
My pricing indicator is yellow but I've set up rules. What's wrong?
If you see 🟡 Yellow / Pricing not synced, it means:
You've created pricing rules in Rankbreeze
BUT the sync to your PMS is disabled
Solution: Enable the "Sync to PMS" toggle (see "How do I start sending prices from Rankbreeze?" above for steps).
Prices aren't updating in my PMS. What should I check?
If prices aren't syncing properly, verify these settings:
✅ Pricing rules are configured in Rankbreeze
✅ Your PMS integration is active (check Integrations page)
✅ Your listing is properly matched/connected to your PMS
✅ "Sync to PMS" toggle is ON in your Pricing Hub
✅ "Pricing Updates" switch is ON on the Connect Properties page
