Understanding Your AirReview Rental Data: Booked Revenue, Occupancy & Daily Rates

Learn what AirReview's Booked Revenue, Current Occupancy, and Average Daily Rate numbers mean and how they're calculated.

Booked Revenue

This number tells you approximately how much revenue a property has booked per month, based on current reservations. Keep in mind that this number is an average across the current month and the next 2 months (e.g. if the current month is $1,000, next month is $2,000, and the month after is $3,000, the average shown is $2,000), so the numbers will adjust as bookings and cancellations happen throughout the season.

Current Occupancy

This number tells you approximately what percentage of nights the property has booked. Keep in mind that this number is an average across the current month and the next 2 months (e.g. if the current month is 10%, next month is 20%, and the month after is 30%, the average shown is 20%), so you should account for seasonality when making investment decisions.

Average Daily Rates

This number is the average price of available nights for the property. For example, if they have 20 days left in their calendar, then you'll see an average of those 20 days. This metric helps you judge where prices are currently in your desired area.
