Overview

See your competitors' rates & availability the way your guests do, then price accordingly.

When a guest is deciding where to book, they're comparing your listing against others. Competitor Rates shows you what they see: guest-facing nightly prices, availability, and minimum night requirements for your competitor set across the next 180 days. That's your pricing edge.


Reading the Prices

The prices reflect the nightly rates guests see when browsing Airbnb. Use them to understand how your pricing compares to what guests are actually seeing when they consider your competitors.

💡 If your prices are controlled by the Rankbreeze Dynamic Pricing Engine, your own listing's prices will reflect what's on your Rankbreeze Pricing Calendar.


Getting Started

Log in to your Rankbreeze account and go to My Properties → Visibility. Scroll to the Competitor Rates section (fourth on the page).

Your Competitor Set

Rankbreeze creates your competitor set automatically within 24 hours of adding your listing. Your set can include up to 15 listings drawn from any of three sources:

  • Similar Listings: If your Airbnb account is connected, your competitor set will comprise of the actual listings Airbnb is comparing you against, giving you clearer context behind your benchmarks and positioning. These are tagged "Similar Listing" in your competitor set.

  • Algorithm-selected listings: If your Airbnb account isn't connected, Rankbreeze selects comparable properties using our own algorithm, scoring listings by property type, amenities, location, guest capacity etc.

  • Custom listings: Add any listing to your competitor set by pasting its Airbnb URL. These are tagged "Manually added" in your competitor set.


Using It to Refine Your Prices

The 180-day calendar view is where gaps become visible. Three signals worth watching:

  • Blue boxes are your leverage: Blue means unavailable. When competitor rows start filling up, guest options shrink. That's your window to hold or raise your rate.

  • Spot the outliers: Compare your nightly rate to your competitor set. If you're consistently priced well above the average without getting bookings, you may be an outlier. Adjust to stay within a competitive range of your best-performing competitors.

  • Get ahead of local events: If competitors have spiked their prices for a random future weekend, there's likely a local event or holiday driving it. Raise your rates early so you're not booked out at your normal price before you notice.

You don't need to be the cheapest listing. You just need to understand what guests are seeing and position your property as the most logical choice.

How does Rankbreeze choose my competitors?

If your Airbnb account is connected, we use Airbnb's Similar Listings. If not, our algorithm selects comparable properties based on type, amenities, location, and guest capacity. You can also add your preferred listings at any time.

How often is my competitor list updated?

Your competitor set is automatically refreshed once a week to account for new listings in your area or changes in the market.

How do I know which competitors to track?

We populate your competitor set so you don't have to.

How long does it take to get a competitor set?

Your initial competitor set will be ready within 24 hours of adding your listing. After that, your list syncs weekly to ensure you're always looking at the most current market data.

What factors are considered when choosing my competitors?

If your Airbnb account is connected: your competitors will come straight from Airbnb, giving you a direct window into how their algorithm sees your property and who it's stacking you up against.

If not connected: Rankbreeze's algorithm scores listings based on property type, amenities, location, guest capacity and more.

For manually added listings: You choose them, so no algorithm applies.

Can I remove or add competitors?

Yes. Manage your list anytime from the Competitors page. Manually added listings are tagged so you can tell them apart from other sources.

The prices don't match what I have on my PMS/on Airbnb Pricing calendar

Rankbreeze displays the base night prices the guest sees when they are visiting the Airbnb listing page. Check out our Article “Why don't the base night prices match the rates in the Competitor Rate?” for more details.

I keep seeing a spinning circle instead of prices for competitors that I add. What is wrong?

The listing is likely still loading or has gone offline.

The prices for blocked dates are not visible like the training videos. How do I see them?

Following the release of Airbnb's 2023 Winter update, we found that the prices we were receiving for dates that are unavailable for booking (i.e. the blue boxes) were no longer accurate, so we decided to remove them.You can still make precise pricing decisions based on supply. For example, if the majority of the listing's competitors are unavailable to book for the weekend, it means that guests have less options, which gives an available listing a pricing advantage.
